Happy (almost) New Year’s Eve, 

As 2025 comes to a close, we want to take a moment to thank you for being part of my community this year. This season is about new beginnings, and if real estate is part of your goals for 2026, there are a few important things to consider before the clock strikes midnight on December 31st: 

For Home Buyers: 

  • Lenders often update their guidelines in January. If you’re planning to buy early in  2026, beginning the pre-approval process now can give you a valuable head start. 

  • The market tends to slow during the holidays. This often means fewer competing buyers and more motivated sellers, which can work in your favor. Want to write an offer January 3rd? Reply to this email so we can make that happen!  

For Home Sellers: 

  • If your home is currently listed, know that home buyers shopping this time of year are typically ready to move quickly. 

  • Planning to list in early 2026? Now is a great time to prepare your home and maybe make minor updates before listing, but don’t take on anything without calling me first! Before you start an ambitious home improvement project, reach out to me.
