Over the years of working with homebuyers, We’ve assembled a list of helpful insights to guide would-be homeowners through the process.

Tip #1 – Get Your Finances in Order

You’ve probably heard, “Get pre-approved with a lender” — and while pre-approval is extremely important before shopping for a home, getting your entire financial picture in order will help you tremendously.

If you’re buying a home solo or with a partner or family member, it’s important to talk through your financial comfort zone — for example, how much you want to have left in savings after closing. We work with several experienced lenders and can connect you with a mortgage professional to ensure all of your questions are answered.

Tip #2 – Inspect the Home Thoroughly

While rose-colored glasses have their place, the inspection period is a time to look closely and objectively at the home. Start with a General Home Inspection and a Termite Inspection. Depending on the results, you may also want to schedule additional inspections — for the roof, sewer line, foundation, pool, or other areas of concern.

Tip #3 – Follow the 80/20 Rule

Is there such a thing as the perfect home? Often, buying a home involves some compromise. Maybe you choose a smaller home in your ideal neighborhood, or accept a longer commute in exchange for an extra bedroom.

Ask yourself: Does the home check 80% of your boxes? Your first home doesn’t have to be your forever home, but it can be a powerful step toward homeownership and building long-term wealth.

Tip #4 – Choose a REALTOR® You Trust

Tip #5 – Read Everything!

During escrow, you’ll receive reports, disclosures, advisories, and what may feel like mountains of paperwork. Much of it will come via email or electronic signature, and it can be tempting to skip ahead and just sign — but reading everything carefully is essential.
