When it comes to buying or selling a home, your strategy depends largely on timing and what is happening in the broader housing market. Real estate doesn’t exist in a vacuum, so the pricing strategy on a listing that we would use today may differ from what we would have used six months ago — or what we would use in six months.

Here are the median days to sell a home for the first two months of 2025 in the following counties, for single-family residences:

Los Angeles County

  • January 2025: 29 Days
  • February 2025: 26 Days

Riverside County

  • January 2025: 38 Days
  • February 2025: 37 Days

San Bernardino County

  • January 2025: 34 Days
  • February 2025: 28 Days

Orange County

  • January 2025: 25 Days
  • February 2025: 13 Days

Of these four local Southern California counties, Orange County is by far the hottest market in February, with homes selling in under two weeks, compared to about four weeks in San Bernardino and over five weeks in Riverside.

When we represent you as a buyer, these types of statistics help shape our conversations about pricing, competition, and negotiating leverage. When we meet to sell your home, these “days on market” figures matter! They reflect typical trends, and if we want to beat the average and sell within a weekend, we need a foolproof strategy to make that happen.
