If you’re keeping an eye on Groundhog Day predictions, you might have heard that Punxsutawney Phil has forecasted six more weeks of winter. Brrr! Whether or not you believe in a groundhog’s weather prediction, there’s one thing we do know: real estate markets can be just as unpredictable as the weather, but we’re here to help you navigate it.

Let’s take a look at the recent market trends in Glendora (where our office is located) to better understand how external factors can influence the real estate landscape. Here’s a snapshot of the Median Number of Days to Sell from California Regional MLSfor the past few months:

Here are the Median Number of Days to Sell for Glendora for the last few months:

September 2024 – 15 days 

October 2024 – 14 days 

November 2024 – 13 days 

December 2024 – 11 days 

January 2025 – 24 days 

As you can see, homes in Glendora were selling relatively quickly throughout the latter part of 2024, averaging just about two weeks on the market. However, January saw a significant increase in the time it took for properties to sell. Three factors influenced this shift:

  1. External Events: Wildfires and related power outages affected both buyer confidence and availability of properties during January. 
  2. The New Year: Many buyers and sellers take a step back at the start of the year, as they focus on personal and financial planning.
  3. Insurance Delays: These have been a notable concern, particularly in areas impacted by recent natural events, resulting in extended closing times and hesitance among some buyers.

Despite this temporary slowdown, we believe the market is showing signs of resilience, and we expect a steady rebound as we move into the spring season. The increase in days on market in January is largely attributable to these external influences rather than a fundamental shift in buyer demand.
