1. When listings have off-center photos taken on a cell phone and not by a professional photographer! As a part of our listing services, we hire a professional photographer to capture the best features of your home. Many home buyers start their home buying search online and therefore photography places a huge part in generating interest in your listing.
2. Clients thinking a verbal agreement means we have a deal! In real estate, it isn’t a deal until it is in writing and everyone signed. Until an offer is accepted, even an agent or the seller saying “yes, we will take your offer” means nothing. Everything a buyer and seller agree to in an escrow will be documented in writing.
3. Embellished listing descriptions. We try to accurately and strategically write our property descriptions to best present your home on the market. However, there is a fine line between marketing, and using “fantastic” and other adjectives too many times. We’ve all fallen victim to searching words from the thesaurus.
4. Buyers looking at homes without getting pre-approved by a lender. A buyer is setting themselves up for disappointment if they start looking at homes without a pre-approval letter. A pre-approval letter helps your agent understand the budget and the price range we can work in.
