A fellow REALTOR at my office lists a property for sale, is inundated with showing requests, receives multiple offers, then opens escrow within a couple days.

 

Is this normal?

Not compared to years past when a house might get a few showing requests and if you’re lucky an offer in the first week.

What is so different? 

1 – We don’t have housing inventory

 

2 – Inventory is even more constricted at entry level and moderate price points

 

3 – Buyers are more competitive because they know they are competing with other buyers in the same position as them — desperate for a house because they keep getting rejected

 

4 – Homes are selling in half the time

What is Selling? Everything!

We have seen extremely odd homes, turnkey model homes, fixer uppers, overbuilt homes, and everything in between sell in the past few months.
